How do I know if the appraiser is using the best comps?
The comps listed in your appraisal report should be similar to your home. They should share the same style and have roughly the same square footage. They should be built around the same time. And, they should be located reasonably close to your home.
If your home is unique to your area, your appraiser will most likely review the available comps and determine the appraisal value of your home based on adjustments for your square-footage, building materials used, and improvements.
