- I’ve had two appraisals. Why is the appraised value different?
- Appraisals are not an exact science. Appraisers generally use the same information to estimate an appraised value. They consider land value, comparable sales, and improvements. But, they may weigh this information differently. Appraisers also factor in their understanding of the current market, and their view of the market can vary.
- Some appraisals are also more complete than others. “Drive-by” appraisals, for example, do not factor in the interior of a property. Not surprisingly, these appraisals may be considerably different from an appraisal that evaluates both the interior and exterior of a home.
