Your real estate agent will suggest a list price for your home based on a comparative market analysis (CMA). This is a combination of your agent’s assessment of your property and a review of sales data about similar homes in your area that have sold or that are for sale.
Many sellers set their home’s list price according to the CMA. But, you may also want to consider an appraisal. Appraisals may be a better guide in determining a list price for the actual listing period. And, sometimes, it’s useful to have the property value established by an objective third-party – this is especially true if you feel that your property is worth more than the amount your agent suggests.
